Uplisting Website Builder Review: What It Does Well and Where You Need More

A straight-talking guide for short-term rental and serviced accommodation operators using Uplisting, or weighing it up against other channel managers.

Uplisting has built a solid reputation among short-term rental operators who want a reliable, no-nonsense platform that does what it says. The multi-calendar is clean, the channel sync is dependable, and the automation tools genuinely save time. It is the kind of PMS that operators tend to settle into and stay with.

But if you are here, you are asking a specific question: does the Uplisting website builder do enough? Can the built-in direct booking site rank on Google, reflect your brand properly, and drive the kind of direct bookings that actually reduce your reliance on Airbnb and Booking.com commissions?

We are going to answer that honestly. We are Webb Marketing and we build WordPress websites for short-term rental operators. Our StaySync plugin connects directly with Uplisting. We know the platform well, we have clients using it, and we are not going to overstate what a separate website does for you if you do not need one yet.

There is also something genuinely important to tell you about Uplisting that most reviews skip over entirely. We will get to that.

What Is Uplisting and Who Is It Built For?

Uplisting is an all-in-one property management system and channel manager built specifically for short-term rental hosts and professional property managers. It was founded by Vincent Breslin as a bootstrapped, reliability-first platform, and it grew steadily on the back of strong word of mouth from operators who found it simply worked without the complexity of some larger alternatives.

The core features cover everything a growing STR operator needs:

  • Real-time two-way sync with Airbnb, Vrbo, Booking.com and other OTAs via direct API connections
  • A multi-calendar giving a single view of availability and pricing across all channels
  • Unified inbox pulling all guest messages into one place regardless of booking source
  • Automated guest messaging triggered by booking stages
  • Security deposits, e-signature rental agreements, and guest identity verification built into the booking flow
  • Cleaning scheduler and smart lock integrations
  • Dynamic pricing integrations with PriceLabs and Wheelhouse
  • A direct booking website with Stripe payments and zero commission

Pricing is straightforward: a base platform fee of $100 per month plus $20 per property per month on the Pro plan. There is a 14-day free trial with no credit card required, which is a genuinely low-risk way to test the platform before committing.

User reviews on Capterra and Trustpilot are consistently positive, with particular praise for the reliability of the channel sync, the automation features, and the support team responsiveness. Some users note that customer support is primarily email-based on the standard plan, and a small number have found the setup process less intuitive than expected. On balance it is a well-regarded mid-market platform with a strong track record.

NOTABLE: THE AIRDNA ACQUISITION

Something worth knowing: in January 2024, Uplisting was acquired by AirDNA, the leading short-term rental data and market intelligence provider. AirDNA processed $400 million in bookings through Uplisting in 2023 and the acquisition was designed to create a combined platform covering everything from market research and investment analysis through to day-to-day property management.

For most users this is a positive development. The integration of AirDNA’s pricing data directly into the Uplisting platform is a genuine advantage. It is worth being aware of, though, because acquisitions can bring platform changes, pricing adjustments, and strategic shifts over time. A website you own is not affected by any of that.

Does Uplisting Include a Website? Here Is What You Actually Get.

Yes. Uplisting includes a direct booking website as part of its platform, and it is one of the more polished built-in website options in the mid-market channel manager space. There is no separate build cost, it connects directly to your Uplisting account, and it charges zero commission on direct bookings, which is a meaningful point in its favour.

The built-in site gives you:

  • A mobile-responsive website that auto-optimises for desktop and mobile visitors
  • Automatic import of your listings, photos and descriptions from your Airbnb account
  • Real-time calendar sync so availability always reflects your current bookings across all platforms
  • Stripe payment integration for secure guest payments and payment plan options
  • Security deposit collection and rental agreement signing built into the direct booking flow
  • Guest identity verification available as an add-on
  • Zero commission on direct bookings through the Uplisting site

The zero commission point is worth pausing on. Most channel manager website builders either charge a percentage fee on direct bookings or lock you into their payment processor at unfavourable rates. Uplisting does neither, which makes the built-in site a more financially attractive option than some of its competitors for operators who are primarily focused on reducing booking costs.

For operators who are starting out, or who are focused on getting live quickly without a large upfront investment, the Uplisting site is a genuinely decent option. We want to say that clearly.

Where the Uplisting Website Builder Has Its Limits

It Is Built for Efficiency, Not Brand Expression

Uplisting’s philosophy as a platform is clarity over complexity. That is a genuine strength in its PMS. The interface is clean, the defaults are sensible, and you are not drowning in options you will never use. But that same philosophy applies to the website builder, and it shows.

The direct booking site is fast, functional, and clean. What it is not is distinctive. If your properties have a particular character, if you are targeting a specific guest type, if you have invested in building a brand around your portfolio, the Uplisting template will not do that story justice. A guest looking at your site and then opening Airbnb in the next tab will notice the difference in presentation immediately.

Independent analysis of Uplisting’s website builder notes that its strength is in seamless PMS integration and operational efficiency rather than design flexibility or deep SEO control. For a platform that prioritises clean, automated operations, that is an honest trade-off. But it means the website is the weakest part of an otherwise strong package.

SEO: Where Functional Stops Being Enough

The Uplisting direct booking site imports your listing data from Airbnb. That sounds convenient, and for getting live quickly it is. But it creates a problem that goes to the heart of how Google search works.

Your Airbnb listing descriptions are written for guests who are already on Airbnb, already comparing properties, and already in the middle of deciding where to book. That is mid-funnel copy. It is specific, amenity-led, and designed to win a comparison against the property listed next to yours.

THE TWO-FUNNEL PROBLEM

A guest searching on Google is at the top of the funnel. They might be searching ‘short stay accommodation Manchester city centre’, ‘family holiday cottage Lake District’, or ‘contractor lets near Leeds’. They have not started comparing properties yet. They need different copy, different headings, and different page structure.

If your website is populated with your Airbnb descriptions, you are speaking to the wrong audience at the wrong stage of their journey. WordPress gives you the ability to write completely separate copy for your website, purpose-built for organic search, without changing a word of your OTA listings.

Beyond copy, ranking for location-specific searches requires a site built around those terms from the ground up: proper heading structure, location-specific landing pages, a blog that builds topical authority month after month, schema markup, fast loading speeds, and internal linking that tells Google what your site covers. The Uplisting website builder is not designed to do any of that. Its job is to take direct bookings, not to win organic search traffic.

Design Customisation Ceiling

Uplisting’s website builder gives you branding options including your logo and colours. What it does not give you is the ability to build audience-specific landing pages, add a blog, create location-focused content, or structure the site around specific guest types such as contractors, corporate travellers, families or couples.

If you want a page that speaks specifically to corporate guests booking serviced apartments for a project in Bristol, or a landing page targeting families looking for holiday cottages in Edinburgh, you cannot build that inside Uplisting. You can with WordPress.

The Availability Experience

This is a user experience issue that affects the Uplisting built-in site and widget in the same way it affects most channel manager website builders, and it is worth understanding before you commit to using it as your primary direct booking channel.

A guest arrives on your website, sees a property they like, clicks through, and discovers the dates they want are unavailable. There is no smooth way back to browse other options or try alternative dates. The guest has hit a dead end and the most likely outcome is they leave entirely, often returning to an OTA.

This is the problem our StaySync plugin solves directly, which we will explain shortly.

The Portability Question

A short-term rental operator sitting at a laptop looking uncertain, representing the risk of a website that disappears when you change channel manager
A short-term rental operator sitting at a laptop looking uncertain, representing the risk of a website that disappears when you change channel manager

This applies to Uplisting in exactly the same way it applies to every other channel manager with a built-in website builder.

Operators change channel managers. It happens for entirely sensible reasons: better pricing, a feature gap, portfolio growth, or simply a platform that suits where your business is heading. If your website lives inside Uplisting and you move to Guesty, Hostaway, Zeevou or any other platform, your Uplisting website does not move with you.

Every piece of SEO authority your site has built, every blog post, every backlink, the domain history, the Google trust signals from months or years of operation, all of it is attached to a subscription you are leaving. You start from zero.

The AirDNA acquisition adds another layer worth considering. Acquisitions can bring platform direction changes, pricing adjustments, and feature prioritisation shifts. None of that affects a website you own on your own domain. Your WordPress site stays put regardless of what happens to whichever channel manager you are using at the time.

A WordPress website belongs to you. It connects to your channel manager via a plugin. Switch platforms and you update the plugin. Your site, your content, and your SEO history all remain intact.

We Understand Where You Are Starting From

Getting into short-term rental or serviced accommodation is expensive. Refurbishments, finance, legal costs, furnishings, photography, and the ongoing cost of getting properties guest-ready all compete for the same budget. By the time marketing comes up, the money is already under pressure.

If you are in that position right now, the Uplisting direct booking website is a genuinely reasonable starting point. It is included in your subscription, it works, and it charges you nothing extra on direct bookings. Using it while you build occupancy and cash flow is a sensible decision and we would rather say that than push you into spending money you are not ready to spend.

But plan for the moment when your business is ready to move beyond it. A website that ranks on Google for your area, reflects your brand properly, and stays with you regardless of platform decisions is an asset worth building when the time is right.

How Webb Marketing Works With Uplisting Operators: StaySync

StaySync plugin by Webb Marketing connecting an Uplisting account to a branded WordPress vacation rental website with live availability search

We build WordPress websites for short-term rental and serviced accommodation operators, and our StaySync plugin connects your WordPress site directly to your Uplisting account.

Here is what that means precisely.

When a guest arrives on your WordPress website and searches for availability, StaySync pulls live data from your Uplisting account and displays which properties are available for their chosen dates, directly on your site. The guest can see what is bookable before clicking on anything. No dead ends. No clicking through to a property only to find the dates are gone and having to navigate back.

When the guest is ready to book, the final checkout completes within Uplisting. That is consistent with how PMS integrations work across the industry. The difference is that the guest arrives at that checkout step already knowing the property is available, having stayed on your branded website throughout their search. That is a better experience and it converts at a higher rate.

Every Webb Marketing WordPress site is also built with the sales funnel distinction built in from day one. Your website copy is written for guests at the top of the funnel, people searching Google for accommodation options before they have committed to a specific property. Your Uplisting and OTA listings handle the mid-funnel comparison stage. The two do different jobs and they are written accordingly.

And because your website sits on your own domain and hosting, it travels with you if you ever move to a different channel manager in future. Update the StaySync connection, carry on, nothing is lost.

So, Which Is Right for You?

Stick with the Uplisting site for now if:

  • You are in your first year and cash flow is the priority
  • Most of your bookings still come through OTAs and organic search is not yet a focus
  • You want to avoid OTA commission fees on direct bookings without an additional monthly cost
  • You have a small portfolio and just need a credible page to share with direct enquiries
  • You want to get live quickly and revisit the website question in six to twelve month

A WordPress site is worth prioritising if:

  • You want to rank on Google for location-specific, niche-specific, or property-type searches
  • Your properties have a brand or character that a template cannot convey
  • You want completely separate copy targeting Google searchers rather than OTA browsers
  • You want landing pages for specific guest types: contractors, corporate, families, couples
  • You are building a portfolio and want a website that grows and compounds SEO authority over time
  • You want a website asset you own regardless of which channel manager you use now or in future
  • You are thinking about the long-term implications of the AirDNA acquisition for your platform choices

Frequently Asked Questions

Can I use Uplisting and a WordPress website at the same time?

Yes. This is what most operators serious about direct bookings end up doing. Uplisting continues to handle your channel sync, operations, and guest communication. Your WordPress site, connected via StaySync, handles your direct booking presence and organic search traffic. The two work in parallel.

Does the Uplisting website charge commission on direct bookings?

No. Uplisting’s built-in direct booking site charges zero commission, which is a genuine advantage over some other channel manager website builders. The Webb Marketing WordPress packages also do not charge a per-booking fee. The difference is in design, SEO capability, and long-term ownership.

What does StaySync do that the Uplisting widget does not?

StaySync checks live availability from your Uplisting account and displays it on your WordPress site before the guest clicks on a property. That means guests only click through to properties that are available for their dates, eliminating the dead end experience of clicking on a fully booked property. The final checkout still completes in Uplisting. StaySync improves the guest journey up to that point.

Does the AirDNA acquisition affect how Uplisting works?

For most day-to-day operations, no. The platform continues to function as before. The acquisition does mean that strategic decisions about Uplisting’s direction, pricing, and features are now made within AirDNA and its parent company predictis. If you have a website on your own domain, those decisions do not affect your site at all.

How long does a Webb Marketing website take to build?

Most builds complete within three to six weeks from when we receive your content and brand assets. We agree a timeline with you at the start of every project.

What happens to my website if I change channel manager?

Nothing. Your WordPress website sits on your own hosting and your own domain. If you move from Uplisting to any other PMS in future, we update the StaySync connection. Your content, domain authority, and accumulated SEO history are all preserved.
